Guesthouses, B&Bs, and hotels are also available for daily stays.
Some villas offer a minimum rental period from 3 or 4 days.

The refundable security / damage deposit - due no later than 45 days before arrival (2 months for some properties)
Bookings within 45 days of arrival need to pay the full lease & security damage deposit at the time of reservation.
Alternatively only at a few selected villas, the remaining lease could be paid in cash when the tenant is given the house keys. If payment of the remaining lease has not been effected, Ibiza Haus may cancel the booking and retain the advance payment.
7. Ecotasa what is that? Does that apply to me?
The tourist tax applies only to adults; children under 16 are exempt. The amount is determined by local authorities and ranges from €0.50 to €4.00 per person per day (plus VAT), depending on the season and type of accommodation. Ecotax (tourism tax / eco tax since July 1, 2016) is typically included in the rental price for most properties. However, for some villas, this tax is payable upon arrival.
For holiday homes the tax is €2 per person per night from 1 May to 31 October and €0.50 from 1 November to 30 April, plus 10% VAT. From the 9th night in the same accommodation the tax is reduced by 50%.
You can work out the exact amount with the official ITS calculator of the Balearic Islands: ITS calculator (Illes Sostenibles)

8. When? How? And where will be the key handover?
Guests in 95% of our villas are instructed personally**. For this purpose we will send you before arrival a meeting point with exact directions very close or directly to your rental property. The transfer to the meeting point or property is in the hands of the guests.
The remaining balance and the security deposit must be paid in full no later than 45 days before arrival (2 months for some properties). If the payment has not been received by the time of arrival, access to the property may be denied.
For non-touristic accommodations or stays for work purposes – if previously agreed – the remaining balance and the security deposit must be paid in cash directly to the owner or property manager of the holiday home.
The guests in the guest houses, B & B and Hotels get directions directly to the location on their arrival.
**Since Corona - We try to implement contact-free check-in. You will receive directions directly to the property and travel independently. The key has been placed for your arrival. If any questions arise, we are there for you by phone.
9. Why? And how high will be the security deposit?
A security deposit (Security Damage Deposit) is an amount of money that a tenant pays as a security to cover potential damages or outstanding payments, and it is fully refundable.
The tenant accepts liability for any damage that may caused by himself or herself, by other guests of the property or by visitors. The deposit serves the owner to cover violations of the points of the GTB. The amount of the security deposit is based on the respective villa.
Luxury villa or Luxury Finca from 2,000 Euro and more
Holiday villa / Finca / luxury apartment from 1,000 Euro
Holiday flat / Apartment from 500 Euro
In the rare event that a guest damages the property of a host and the amount of security is insufficient to repair the damage, the tenant is of course also liable for the damage that is not covered by the deposit already paid!
Please don´t forget sent us your Bank Account details by email after you checked out. The deposit would paid back to the tenant’s bank account within 7 - 14 days after departure.Holiday resorts, guest houses, B & B and hotels no deposit is necessary.Airbnb Homeaway Homelidays Fewo-direkt etc will be handeled via this homepages and they refund you within 7 or 14 days automatically. ET-E, VTV and ETV is a quality Label of the Tourism Association of Ibiza. These properties have been accredited by and registered with the Tourism Association of Ibiza. When you rent a legally registered property you have:
- Guarantee that your payments are secure
- Guaranteed level of service and facilities
- Guarantee of quality
- Guarantee that the villa has the officially required safety standards
17. Can I have the exact adress of a villa to look up the villa via Google?
On our homepage you will find a map where you can see the area where the villa is situated.
Please contact the reservation team if you require a more exact address. **
We would like to point out that approximately 75% of all Ibiza holiday properties do not have a local address.
There are no street names or house numbers in the countryside, as you might be used to in Europe or North America. In most cases, you will receive GPS data / Google Map Pin.
**Please avoid sending friends to the property who may be visiting in the coming weeks, as this could disturb the current guests. We´re sorry to have to mention this, but it has happened very often before, and the guests were quite upset with us. 2024, people went onto the property of a house and took photos and videos during other guests' stay. It's unbelievable what we've had to experience.
18. Do I need a cancellation insurance?
In your own interest, we recommend that you take out travel cancellation insurance. Luckily, most of our guests enjoy their holidays and do not have to cancellation. As sometimes happens in life, guests have to cancellation the contract with a short notice. Please check the cancellation fees.
19. Do I need a travel insurance?
We cannot say that often enough. In your own interest, we recommend that you take out travel insurance.
Fortunately, most of our guests enjoy an accident-free holiday. Accidents as well as illnesses can occur unexpectedly. We strongly recommend that you take out comprehensive travel insurance for your time in Ibiza. If you are going to do water sports or hire mopeds or quad bikes, make sure you are covered for any accidents or injuries that may be caused.
Scuba divers need extra diving insurance. This can be taken out at any diving centre.
20. How high will be the cancellation fees?
If the guest cancels partly or the full booking, the following cancellation fees apply (new regulation since 01.07.2025):
- termination/cancellation between the booking date and 45 days (exclusive) before the start of the holiday: 50% of the total amount of the holiday.
- termination/cancellation between the 45th day (inclusive) before the start of the holiday and after: 100% of the total amount of the holiday.
(Please check - Cancellation! Do I lose my deposit?) - further down
21. Cancellation! Do I lose my deposit?
Might not. Your deposit / payment is in the account of the owner and after his cancellation policy he has the right to keep deposit / payment. However, if we or the owner manage to re-rent the house within the short time until the day of arrival, even if it may be at a lower rental price, we can still give you a credit (Voucher for the same property) for most part of your deposit. We will definitely do everything to re-rent the days you have booked. We allow ourselves to charge a handling fee for this service.
Please understand. Ibiza is mostly a summer destination and most people usually reach the island by a airplane. During the season direct flights getting are very short closer to the rental date. Especial any cancellation with a short notice (1 to 90 days) causing bigger problems to us and the owners. Most people do not book so late houses and people organize their stay many weeks in advance. On the other hand Ibiza never had any walk-in guests. In this villa rental industry people are not flying to Ibiza without knowing where to stay. For this reason we always recommend in our entire booking process to all our guests to close a travel / cancellation insurance.
Calculation formula in case of successful re-rental:
Rental price – 15% + VAT processing fee – (loss due to reduced rental rate) = possible credit/refund
22. Covid - Pandemic?
If a COVID-19 related Ibiza lockdown is put in place (Ibiza do not allow tourism) for the time of the booking, we offer the possibility to reschedule the booking to alternative available dates in the same or the following two years (Voucher for the same property). With selected properties, we can offer the additional option of a refund of the deposit. (We allow ourselves to charge a handling fee for this service).
We cannot cover you for a cancellation due to flight changes, to illness or if you are in quarantine. There are new travel insurances available which cover covid restrictions from the guest's perspective.
23. End of rental / departure
The rental contract ends by 10am on the departure day. The tenant is obliged to leave the entire property (terraces, interior, pool area, etc.) in a clean, free of trash, and tidy condition. In the case of a faulty handover, Ibiza Haus is entitled to deduct all costs from the deposit. Normally, only the cleaning team will come at the departure time.
Normal check out time is 10am on your day of departure. When it is time to leave the villa at the end of your stay, we ask that you leave the property in a similar condition to how it was when you arrived. We don’t expect you to mop floors or scrub bathrooms, but we do ask that you do any washing up or load the dishwasher, remove leftover or perishable open food from the fridge and remove all rubbish from the premises and take it to the nearest bins.
We have already heard that people said that they had paid a final cleaning. Yes that may be true. But that means there is a final cleaning at the house / property and not a total household cleaning of the last guests. This is a worldwide standard for the industry holiday rentals and common in this industry.
24. Why do some villas have different names than they really are?
This is to protect the much-esteemed privacy of the owners of each villa in addition to a security measure. Once you have confirmed and paid for your booking at Ibiza Haus please contact the reservation team if you require a specific adress. We would like to point out that approximately 75% of all holiday properties do not have a Locatable address. There are no street names or house numbers in the country as usual in Europe or North America. In most cases, you will get GPS Data / Google Map Pin.
25. Why can't I book your villas online?
We want to differentiate ourselves from the impersonal portals and offer you a free personal consultation. Since we know all objects personally, we can give you the best advice and find the right property for you. With the multitude of objects you may have overlooked your dream villa and therefore we have been working successfully for 20+ years with our concept. Let us convince you.
26. Can I arrive with more guests than the house was specified?
The lease price refers to the respective property and is a price per night and maximum occupancy. The number of guests per property/estate may not exceed the number of guests indicated in the booking. If the property is used by more guests than indicated in the booking, an extra charge per person is added to the lease price. Children from the age of two are charged full price. Incorrect information is contrary to the contract and can lead to immediate termination without reimbursement of the amounts already paid.
27. Can I move into the villa earlier than specified?
Unfortunately, this is not possible because on the morning of your arrival day the departing guests must leave the object and be cleaned, not only inside the house but also garden and pool and it is very unpleasant and stressful for the owners / caretakers or their support staff, when the new guests are already waiting. Therefore, please be sure to follow the given arrival times. In a few exceptional cases and only if the house was not occupied before, we try to accommodate you.
The task of cleaning a large house completely in such a short time is truly challenging. It is, after all, a final cleaning and not an intermediate cleaning. We cannot assess how the previous guests left the house. Although we instruct all guests to leave the house broom-clean, tidy, and clean, it remains a challenge.
The island is limited in terms of affordable staff, and it is not an easy task to prepare so many houses simultaneously.
28. Can I stay longer in the villa and move out later?
Unfortunately, this is not possible, because on the morning of your depature day, the arriving guests like to move into the villa at the indicated time. Since not only in the interior of the house but also garden and pool will be cleaned for the owner / caretaker or their staff very uncomfortable and stressful if you are still in the house. Therefore, please be sure to follow the given departure times. In a few exceptional cases and only if the house is not directly occupied afterwards, we try to accommodate you.
29. How many people are allowed to accommodate a villa?
The lease price refers to the respective property and is a price per night and maximum occupancy. The number of guests per property/estate may not exceed the number of guests indicated in the booking. If the property is used by more guests than indicated in the booking, an extra charge per person is added to the lease price. The maximum occupancy stated for the holiday properties must not be exceeded, including babies and infants. Children from the age of two are charged full price.
30. Can I bring extra people with me?
Please have a look too "How many people are allowed to accommodate a villa?"
You can only bring the agreed number of people with you for the stated capacity of the villa, including any prearranged extra mattresses or beds that you pay for. If your numbers change from your original booking, please advise us.
You cannot bring additional people to sleep on sofas or share beds. A sleep overnight on sofas are not allowed at any time. A nap, of course, is allowed. We have the right to cancel your contract and remove your group if you deliberately exceed the capacity of the villa or the agreed number on the booking.
31. Can I invite other people to the villa?
Yes! We rent the villa accommodation to you for the solo use of the agreed number of people on your booking.
We understand that you may be in contact with other friends or holidaymakers during your vacation, and in general, if you invite guests for a meal or a few drinks, as long as you do not exceed the contractually agreed standard capacity of the villa and not disturbing any neighbors.
You can invite 50% of the maximum number of guests to your rental property. (eg in a house with a maximum of 8 people / sleeps you can invite 4-day guests). The total number of guests may not be exceeded at any time.
From 25+ people in a rental property you must notify the Town Hall and apply for a valid event license.
32. Why can't I get to my accommodation before 4pm (1600)?
Check-in from 4:00 PM
We kindly ask for your patience until 4:00 PM, which is the earliest time we can guarantee the villa will be ready for you.
Unlike hotels, this is a privately rented villa, and our operations follow international standards for vacation homes. Check-outs and check-ins often occur on the same day, meaning our team has just a few hours to thoroughly clean and prepare the entire property — inside and out.
The preparation includes deep cleaning, laundry, airing out the house, and essential maintenance checks, all of which take time, especially in larger villas.
Unfortunately, we do not have luggage storage facilities, and for safety and efficiency reasons, we kindly ask that guests do not enter the property while the cleaning team is at work. This ensures the home is in perfect condition and ready for your arrival.
Thank you for your understanding and cooperation.
33. Why do I have to check out at 10am (10.00)?
Check-out by 10:00 AM
We kindly ask that you check out by 10:00 AM, which is the latest possible time we can allow in order to prepare the villa for incoming guests.
Unlike hotels, this is a privately rented villa, and our operations follow international standards for vacation homes. Check-outs and check-ins often occur on the same day, meaning our team has just a few hours to thoroughly clean and prepare the entire property — inside and out.

34. Why are most properties only available for rent from Saturday to Saturday?
- The main flight day in Ibiza is Saturday
- 80% of tourists like to start their holidays on Saturday
- 70% of flights arrive on Saturday
- The season is quite short in Ibiza and owners avoid empty periods during the season.
35. Food delivery / food service / fridge Stocking?
Fridge Stocking - With our shopping service you don't need to leave the holiday home. In cooperation with the Easyibiza shop, your groceries will be delivered to the door of your Ibiza villa. Order your groceries for your stay > here <.
36. What does "areas locked" mean?
Some of our properties offer a reduced price for a lower number of people than the maximum allowed. This is possible because the landlord closes some rooms in his villa and can thus save cleaning costs. However, this is no cause for concern, the villa can still be used for a smaller group of travelers, mostly the locked rooms were superfluous bedrooms or the like.
37. Why isn't the driveway to the house paved?
In Ibiza there is a so-called sealing ban in rural areas. According to this, most country roads may not be asphalted for environmental reasons and must be in the form of paved dirt roads. These are therefore naturally very bumpy and partly provided with loose rock. In addition, bushes and tree branches can sometimes protrude far into the respective land path. All of this makes access to the rental properties, which are usually located in this rural area, a bit adventurous. The rental car operators in Ibiza know about this and are in part also correspondingly tolerant when it comes to returning a very dusty rental car.
Nevertheless, we recommend that you drive carefully and slowly on these paths to prevent any claims for reimbursement due to severe scratches in the car paint.
38. How do I avoid excessive ant infestation in the finca?
Prompt waste disposal is advisable in any case, as rubbish that is only left in plastic bags on the doorstep, for example, always attracts vermin such as ants. This is even more true in southern regions of Europe than in Central Europe.
But ants also become active quickly in the house - and especially in the kitchen - if any food residues are not removed thoroughly enough. However, ants are part of the normal appearance of any rural villa, even with the most scrupulous cleaning.
However, should the problem become too persistent, please contact your local contact person immediately so that further measures can be taken.
39. Weather Climate etc.
Tenant may experience dissatisfaction with the weather, climate, property decor, location or island activity, none of which will result in a partial or full refund.
40. Pests
The tenant understands that Ibiza has a southern climate where insects, rodents, snakes, lizards etc. live.
Tenant will
undoubtedly encounter these pests during your stay and understand that the owner / housemanager will make our best effort to hold to an absolute
minimum your interaction with these pests.
Contact with a pest inside or outside of your rental is not reason for termination of this
Agreement nor is it a reason for a refund of Tenant’s monies.
41. Construction
Tenant understands that owner / housemanager cannot guarantee that adjacent properties will be free from construction or other disturbances. Should construction at an adjacent property or properties occur during the tenants stay at the rented property, this will not be grounds for discount and/or cancellation of rental agreement.
42. Do you provide soap, shampoo, and other toiletries?
Usually regular villas does have soap, but no shampoo or body lotion. In Europe, it's not very common for villa accommodations to provide shampoo and body lotion, as many travelers prefer to bring their own. Everyone has their own specific preferences for personal care products. Hotels usually provide soap, shampoo and body lotion, as guests tend to stay for shorter durations.
Luxury villas and high-end accommodations often provide soap, shampoo, and body lotion.
43. Luggage Storage Drop Off
Luggage Drop-Off
As this is a private villa with no reception or luggage room like in a hotel, we are unfortunately unable to offer luggage drop-off before check-in.
For safety, insurance, and logistical reasons, it is not possible to leave personal belongings on the property — neither after the 10:00 AM check-out nor before the 4:00 PM check-in — while the villa is being cleaned and prepared for the next guests.
If you arrive early, we recommend spending the time at a nearby café, beach club, or restaurant until check-in is available.
Thank you for your understanding.
